What is softwash?
Softwash is a gentle washing method that applies a cleaning solution at very low pressure (under 500 PSI), then rinses without being aggressive on the surface. The chemistry does the work — not the pressure. This method is recommended for brick, stone, stucco, roofing shingles, vinyl, and any porous or fragile surface.
What is the difference between softwash and pressure washing?
Softwash uses low pressure (under 500 PSI) combined with a biocidal cleaning solution. Pressure washing uses high mechanical force (1,500–4,000 PSI) without or with minimal chemistry. Softwash results last 18–36 months because it destroys spores at the root. Pressure washing alone just moves grime without killing algae and mould spores — they regrow within months.
Why can DIY cleaning cause water infiltration?
High pressure directed at damaged mortar joints, stucco cracks, or poorly sealed window frames forces water into the wall assembly. In Quebec’s freeze-thaw climate, this trapped water expands during winter and can cause serious structural damage. A professional assesses joint and sealant condition before any intervention.
How does the complete process work (call → quote → signature → work)?
1) You call or submit an online request. 2) We visit the site for a free inspection and diagnosis. 3) We send a detailed written quote within 24–48h. 4) Once signed, we schedule the intervention at a mutually convenient time. 5) On the day, our team prepares the site, executes the cleaning, rinses thoroughly, and does a final walk-through with you. 6) You receive a follow-up report with recommendations.
What do you do to protect plants?
Before any product application, we cover ground-level plants with tarps, rinse vegetation thoroughly before and after treatment, and use biodegradable products that are safe for plants at proper dilution. For sensitive plants, we can pre-water the soil to reduce absorption of any product that reaches the ground.
What are the electrical risks?
Electrical outlets, light fixtures, and meter boxes on exterior walls are protected before any water or product application. We do not operate pressure equipment near live overhead wires. For commercial buildings with complex electrical installations, we coordinate with the site manager before starting.
Can I clean a heritage building myself?
We strongly advise against it. Heritage buildings in Quebec — particularly those in Old Montreal and historic districts — often have brick, stone, and mortar that is over 100 years old and extremely vulnerable to pressure, acid, and harsh chemicals.
